An air conditioner compresses a gas called refrigerant. This gas can go by names like R-22 (old) and R-410A (environment friendly). As the gas is compressed it condenses into a chilled liquid, and heat energy from the gas is dissipated outside.
The chilled fluid is pumped inside to the indoor coil, which is located in either an evaporator coil or a fan coil. Warm air from the home is pulled from the return air duct(s) and sent through the chilled coil. Heat energy from the air is absorbed by the refrigerant, and water condensates on the coil during the heat energy transfer (which helps dehumidify the air).
The efficient of an air conditioner is measure by a Seasonal Energy Efficiency Ratio, or SEER rating. However, overall cooling efficiency must take other things into account like the efficiency of the fan motor and coil inside, ductwork, etc. The higher the SEER rating on a unit the better.
